Step-by-Step Registration Process
Verify property title and encumbrance
Obtain an Encumbrance Certificate (EC) from the Punjab Sub-Registrar Office to confirm the property has no pending mortgages, liens, or legal disputes. This is typically available online through IGRS Punjab.
Draft and review the sale agreement
Have a lawyer draft the Sale Agreement covering price, payment schedule, possession date, and penalty clauses. Both parties must sign. This is separate from the final Sale Deed.
Calculate stamp duty and registration charges
Stamp duty in Punjab is calculated on the higher of the agreed price or the official government value (collector rates) published by Inspector General of Registration, Punjab. Use Kubera to look up the government value for your exact locality.
Purchase e-Stamp paper or pay stamp duty online
Punjab accepts stamp duty payment via e-Stamping (SHCIL authorized centres) or through the IGRS Punjab portal. Keep the e-Stamp certificate — it is required at registration.

Most Punjab SROs require prior appointment booking through IGRS Punjab. Both buyer and seller (or their Power of Attorney holders) must be present with two witnesses.
Execute the Sale Deed at the SRO
Present the signed Sale Deed, e-Stamp certificate, identity proofs, photographs, and property documents at the SRO. The Sub-Registrar verifies all documents and biometrics, then registers the deed.
Collect the registered Sale Deed
The registered Sale Deed is typically available for collection within 3-15 working days. Many Punjab SROs now provide digital copies through the portal.
Mutation of property records
After registration, apply for mutation (name change) in the municipal/revenue records. In Punjab, this is done through the local municipal corporation or revenue office. This step ensures property tax records reflect the new owner.
