How Kubera AVM is intended to be used
Kubera AVM is designed for budget planning, independent price verification, and negotiation support. Use this report to benchmark a builder’s quoted price, challenge a lender’s internal assessment, or brief a registered valuer before commissioning a statutory report.
This output is an indicative automated estimate and does not constitute a registered valuation under the Companies Act, 2013 or the Insolvency and Bankruptcy Code, 2016. For purposes that require a statutory valuation — such as home loan disbursement, court proceedings, or tax assessments — a report from an IBBI Registered Valuer is required. Find one at ibbi.gov.in.
1. Acceptance
By accessing or using kuberarealestate.com, you agree to these Terms. If you do not agree, do not use the service.
2. Nature of the Service
Kubera AVM is an informational tool that generates automated property valuation estimates using statistical models, government-notified circle rates, and publicly available market data. It is:
- Not a registered valuation for any regulated purpose
- Not investment advice or a recommendation to buy, sell, or hold any property
- Not legal or tax advice
- Not a representation by any real estate agent or consultant
- Not a substitute for independent due diligence before any property transaction
Kubera is an informational platform, not a real estate agent, broker, or consultant under RERA 2016.
3. Accuracy and Limitations
Valuation estimates are generated by algorithmic models. Typical error in backtested cities is approximately 15–20% of the actual transaction price (mean absolute percentage error). Actual transaction prices may differ significantly from estimates due to property-specific factors, market conditions, negotiation, distress, or other circumstances not captured by the model.
Government Rate (circle rate) data is sourced from state government portals and may not reflect the most recent notifications. Always verify current circle rates with the relevant Sub-Registrar Office.
4. No Investment Advice
Nothing on this platform constitutes investment advice. Kubera is not registered as an Investment Adviser under the Securities and Exchange Board of India (Investment Advisers) Regulations 2013. Any affordability indicators or value scores shown are for informational reference only and do not constitute a recommendation to transact.
5. Usage Limits and Accounts
Anonymous users may perform up to 8 valuations per day. Registered free users may perform up to 20 valuations per day. Pro subscribers receive unlimited valuations subject to fair use. We reserve the right to suspend accounts or IPs that misuse or attempt to circumvent these limits.
6. Prohibited Uses
You may not use Kubera to:
- Produce valuation reports for submission to banks, courts, or government authorities
- Automate bulk valuation requests in excess of permitted daily limits
- Misrepresent Kubera estimates as certified or registered valuations to any third party
- Scrape, reproduce, or redistribute valuation outputs commercially without permission
7. Limitation of Liability
To the maximum extent permitted by applicable law, Kubera AVM and its operators shall not be liable for any financial loss, property transaction loss, or consequential damage arising from reliance on valuation estimates produced by this platform. Use of this service is at your own risk.
8. Intellectual Property
The valuation methodology, software, and presentation are the intellectual property of Kubera AVM. Government Rate data is sourced from public government sources and remains the property of the respective state governments.
9. Governing Law
These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in India.
